window regulator noisy - window guide friction

My rear (left) window regulator is creaking (noisey) when winding, its about to break? I removed the regulator to clean / lubricate anything that looks dodgey, the first thing Ive notived is the window guides (felt window and rubber guides) have a lot of friction when physically moving window up and down, window doesnt fall down easily from its own weight, how can I reduce this friction? re-aling something? clean?

Try some silicone spray inside the guides. Don't use WD40 (any oil-based lubricants could make things worse).

Clean and lube would be a good start.
You might want to remove the felt guide and wash with soapy water, just check they are not perished first.
